Lake County Housing Authority maintains 332 units of housing developed for senior residents located in seven buildings, a 125 unit town home development and 163 single family housing units scattered throughout Lake County.
The staff working to meet your affordable housing needs includes Housing Managers, Maintenance Technicians, Custodians, and a Resident Services Coordinator. We hope you will view us as your partner in successful living during your stay as one of our residents.
Senior housing includes one studio, one and two bedroom apartments and accessible one bedroom units. A single bedroom unit contains approximately 550 square feet of living space. Floor Plans are available upon request.
The Public Housing program operates according to the Admissions and Continued Occupancy Policy effective 10/1/16 written by Lake County Housing Authority and approved by HUD.
This plan is referred to as the ACOP.
Although not all buildings are designed the same,
they generally feature:
- A centrally located community room with a fully equipped kitchen
- Laundry facilities
- Intercom systems
- Storage space
- Tubs and/or showers
- Fire suppression sprinkler systems
- Emergency lighting systems
- Doors with peep holes
- Emergency assist alarms
- Cable TV hookups (optional)
- Trash disposal
- Recycling Programs (selected sites)
The Housing Authority furnishes:
Some window treatments
Common area furniture
Carpeted and/or tile floor
Air conditioners in senior units
Reasonable accommodations to improve accessibility
Families are housed in accordance with the Authority’s occupancy standards in two, three, four, or five bedroom homes. We provide a stove and refrigerator. In certain instances and with prior approval, residents can choose to paint their own unit. Upon request, the Authority will supply the paint and painting materials.
Residents occupying family units are expected to maintain their own yards. As with senior housing, the Authority will consider requests for reasonable accommodations to make a unit more accessible for a disabled member of the family.
The Lake County Housing Authority has adopted policies and procedures to screen applicants prior to their admission into the Low Rent Public Housing Program. These are designed to ensure eligibility and that an applicant will comply with essential terms of the lease. Screening allows the Authority to assess the individual behavior of each applicant with respect to:
Past performance in meeting financial obligations, especially rent;
A record of disturbance of neighbors, destruction of property or having housekeeping habits at prior residences which may adversely affect the health, safety, or well-being of other residents or cause damage to the property;
Involvement in criminal activity on the part of any member of the applicant’s family;
A record of eviction from housing or termination from other housing assistance programs for behavior that relates to lease obligations or program requirements;
An applicant’s ability and willingness to comply with terms of the Authority’s lease;
An applicant’s failure to provide true and complete information related to eligibility, the award of a preference, allowances, family composition, or rent.
The Housing Authority will seek to obtain:
- Responses from current and at least one former landlord – A positive or neutral response would mean the applicant family could be recommended for admission.
- Responses from utility suppliers (if applicable) – A positive or neutral response that is consistent with the landlord information could result in a recommendation for admission.
- The Housing Authority will consider criminal histories of all family members in reaching a decision on admission. Past convictions may not automatically disqualify an applicant. The Authority will assess the seriousness, time of occurrence and evidence of rehabilitation.
- Response from housing provider other than a private landlord (if applicable) – The applicant must be considered capable of and willing to comply with the PHA lease terms for a recommendation of admission to be made.
- Credit Report or Landlord Record Service Report (if applicable) – The applicant must have a neutral or good record for a recommendation for admission. This would include no recent evictions and no history of non-payment of rent.
- Home Visit Report – To be recommended for admission the applicant must receive a satisfactory or better rating on the home visit.
